The location and removal extents of the gas and communication lines need to be determined prior to building permit issuance Response: Information added to survey, also see C4 2. Per sheet LS 3.0 the driveway is snowmelted. Call out snowmelt in the ROW to be placed on a separate zone and will require a Permanent Encroachment License prior to CO. Response: Note has been added and encroachment license is being applied for. See sheet C8 3. Show curb stop location at the property line. Response: Curb stop has been moved to property line. See sheet C8 4. Show the existing water service line tap location. Call out tap abandonment and removal on the utilities sheet. Call out new tap location a minimum of 18” from the existing tap. Response: Existing tap/separation shown. See sheet C8 5. Call out separation distance from the transformer to the hydrant. Ensure Holy Cross clearance distances are met. Response: Dimension added and vault rotated to C8 6. The proposed drywell is not accessible for maintenance. How will the drywell be maintained? Response: Drywell to be maintained by manual access/sediment to be removed by hand. Note added to C10 7. Call this out as a raised steel retaining wall to preserve 2 trees. Typically retaining walls are not permitted in the ROW. Verify in the response to comments that the retaining wall is needed to preserve the existing trees. Response: Note has been added to C13. Ex. Contours are between 7840 and 7841 so the walls will be set at 7840.5. See comment responses from Parks and LS.2.2 8. No drywell is shown in the garage on the plans. 12/30/2020 The note was not removed from C4. A new survey was not submitted that clarifies the gas and communications line plans. Please address. Per the URMP all drywells should be accessible by a pump truck for maintenance. It is not clear what site constraints result in the inability to place the drywell in an accessible location. Please elaborate on why no other accessible site is feasible and why the resulting location was chosen, or if an accessible spot is feasible relocate the drywell to that location. It is not clear why the retaining wall is needed to preserve the trees it appears the trees could be preserved with grading. More information is needed before a retaining wall can be permitted in the City ROW. The City standard is does not permit retaining walls in the ROW.
