Alison,
We have reviewed the preliminary existing, demo, and proposed drawings associated with the Baldwin Remodel
at 1039 East Cooper Avenue in Aspen, Colorado. Once demolition can begin,the interior wall and ceiling finishes
shall be at least partially removed to allow observation of the existing structural system. We shall be contacted
to perform a site observation of the exposed structure to determine the structural implications of the proposed
remodel and any necessary structural revisions. This shall be done prior to proceeding with the removal or
modification of any framing members.
The structural modification to this unit will require an analysis of both the gravity and lateral systems of the
affected structural elements. The analysis will trace the gravity and lateral loads paths through the building,
possibly affecting areas of the building outside of Unit 30. If reinforcement of the structure is required, some
possible structural solutions include steel moment frames, additional beams and columns, wall sheathing, and
holdown straps.
If structural reinforcement or modification is necessary, we can provide a structural letter or plans and details as
required, signed and sealed by a Professional Engineer licensed in the State of Colorado,for submittal to the
Building Department.
