The City of Aspen annexed the subdivision in 1996 and the previously approved PD carried over. The PD includes forty-three (43) single family lots, thirty-seven (37) townhomes, thirty- nine (39) employee housing units, a Grand Champions Club (Clubhouse), a golf course, and various trail improvements. A number of PD amendments have been approved since the subdivision's annexation. SUMMARY: The Applicant is requesting an Insubstantial PD Amendment and Administrative Commercial Design Review for the Maroon Creek Club Clubhouse for changes to exterior siding and roofing. The Applicant proposes the replacement of the existing wood shingle siding with horizontal lap siding. The existing roof is wood shingle, to be replaced by non -reflective painted metal. The request is exclusively for the siding and roofing replacement. The proposed alterations are illustrated in Exhibit A. STAFF EVALUATION: Land Use Code Section 26.445.110.A regulates Insubstantial PD Amendments and Section 26.412.090 regulates Administrative Commercial Design review. The proposed alterations satisfy the relevant review criteria as demonstrated by the staff findings in Exhibits B and C. The proposed materials and design are consistent with the existing design and materials. DECISION: The Community Development Director finds the administrative application for an Insubstantial PD Amendment and Administrative Commercial Decision Review as noted above, to be consistent with the applicable review criteria and thereby, APPROVES the request.
