SUMMARY:
The applicant requests an Insubstantial PD Amendment to the Pitkin Reserve PUD. The
amendment will adjust an existing building envelope to allow for 450 sq.ft. from the
south easterly area of the existing building envelope to be relocated to the westerly side
of the existing building envelope to accommodate an elevator tower and exercise room.
The building envelope area will not be increased as a result of this amendment, nor will
the dimensional allowances, including floor area or height, be increased or reduced as a
result of this request.
STAFF EVALUATION:
The building envelope adjustment will not result in an increase in allowed floor area or
height. The use of Lot 2 as a single-family home will not be affected by a building
envelope adjustment. Amending the building envelope is considered a minor change. A
tree removal permit will be required for trees to be removed in the newly configured
building envelope. Tree protection fencing is required at.actual driplines of trees to be
retained and mulch bedding is required where construction activity is needed within the

driplines of remaining trees. Staff finds the review criteria for an Insubstantial PD
Amendment are met, as described in Exhibit B.
DECISION:
The Community Development Director finds the Administrative Application for an
Insubstantial PUD Amendment as noted above and the draft plat depicted In
Exhibit `A' to be consistent with the review criteria (Exhibit B) and thereby,
APPROVES the request.

3. On September 13, 202L 1 notarized the signature of Matthew Kamens, Manager,
of CK Pitco Associates, LLC (applicant) on the 4th Amended Plat Plans printed on mylar to be
submitted in connection with an Insubstantial Planned Development Amendment for the
property at 64 Pitkin Way, parcel ID 2735-014-07-002.
4. The duplicate originals of the mylar Plat Plans were returned to Geoffrey Keller
of Sopris Engineering by me, alter having packaged the Plans in it cardboard tube rand deposited
them with Federal Express.
5. In the course of packaging and sending the Plat Plans, nay notarization stamp
smudged and, upon unpacking, was illegible.
6. This Affidavit is taken for remittance to the Pitkin County Clerk in support of
acceptance of the 4th Amended Plat Plans as executed and notarized.
