Exemption Subdivision.
•Subdivided in Pitkin County in 1980.
•Annexed into the City of Aspen in
1982. Rezoned to Moderate Density
Residential (R-15A) with a Planned
Unit Development Overlay.
•R-15A Zoning regulations were not
amended at annexation.
•Both lots developed with Single
Family Residences.
•No proposed changes to zoning or
use.

Minor Amendment to a
Project Review Approval
(Section 26.445.110.d) to
remove the following 1980
Plat note:
“Development [sic] of
slopes over 30% is
prohibited without
approval from the Board of
County Commissioners”
•The Minor Amendment is limited to
removing the restriction on
development of steep slopes over 30%.
•Redevelopment of the properties is not
part of the land use request.
•If the Amendment is approved and the
note is removed the properties would
still be subject to all current Municipal
Code regulations.
•Removing the note will not lead to
special provisions or additional
development rights for the properties.
