SPECIAL WARRANTY DEED
ASPEN MINI -STORAGE, LLC, a Colorado limited liability company, for Ten Million
Eight Hundred Twenty Five Thousand ($10,825,000.00) and other good and valuable consideration,
the receipt and sufficiency of which is hereby acknowledged, hereby bargains, sells and conveys fo
the CITY OF ASPEN, a Colorado home rule municipal corporation, whose address is 130 South
Galena Street, Aspen, CO 81611, the following real property in Pitkin County, Colorado: -
LOT 3, COMMUNICATION CENTER SUBDIVISION, according to the Plat thereof recorded
October 3, 1988 in Plat Book 21 at Page 34;
together with all its appurtenances and warrants the title against all persons claiming under me,
subject to taxes for 2020 and thereafter, and easements, covenants, conditions, restrictions,
reservations, and rights of way of record, and Statutory Exceptions as defined in C.R.S. §38-30-113,
Revised.
