Property: 106 South Mill Street; Legally described as Lots A, B, C & D, Block 87, City and
Townsite of Aspen Colorado. PID# 2737-073-30-002.
Determination: This 4th day of February, 2020, the following alterations have been approved as
represented in the land use application.
Project Details and Review Criteria
The applicant is undertaking work to replace and restore storefront features, including fenestration, on
the ground floor of the west elevation.
• Full replacement of four existing storefront windows, reconstruction of the window sill details
and columns as represented in the application.
The following are conditions of approval to be incorporated into the building permit process:
1. Provide additional details for the kickplate, also known as the bulkhead, on the storefront façade
for staff review and approval.
2. Staff encourages the applicant include the restoration of the transom windows above the existing
doors and the surrounding entry details as part of this scope. Restoration details to be
coordinated with staff.
The project qualifies for a Certificate of No Negative Effect according to Section 26.415.070.B of the
Municipal Code as it entails restoration of architectural features and fenestration to a historic landmark
in the Commercial Core Historic District.
Based on a review of the applicable Historic Preservation Design Guidelines and the Commercial, Lodging
and Historic District Design Standards and Guidelines, staff finds that the work will not diminish, eliminate
or adversely affect the significant historic and/or architectural character of the subject property on which
it is located and that the design guidelines applicable to this scope of work are met, with no conditions.
