A.Insubstantial amendment.
1.Planning and Zoning Commission reviews. An insubstantial amendment to a Commercial Design Review approval originally granted by the Planning and Zoning Commission may be authorized by the Community Development Director if:
The change is in conformance with the Commercial, Lodging and Historic District Design Standards and Guidelines, the change represents a minimal effect on the aesthetics of the proposed development, or the change is consistent with representations made during the original review concerning potential changes of the development proposal considered appropriate by the decision-making body; andStaff Finding: The proposed public amenity space reconfiguration, construction of rooftop decks and railings, exterior changes to the southeast chamfered corner of the building, the inclusion of a rainscreen façade surrounding the dining terrace, and the proposed floor area refinement to Section 4, Table 1 of Ordinance 051, Series 2013 do not violate any standard in the 2017 Commercial, Lodging, and Historic District Design Standards and Guidelines.The proposed changes are generally consistent with the representations made during the original review and Staff finds this criterion to be met.
b.The change requires no other land use action requiring review by the Planning and Zoning Commission.Staff Finding: The proposedamendments are insubstantial and require no other land use action(s) by the Planning and Zoning Commission or other decision-making body.Staff finds this criterion to be met.
