RE: HISTORICAL PROPERTY ON NEALE AVE
Dear Distinguishing Members of HPC,
Thank you for your hard work. I appreciate the beauty of Aspen and the historical significance.
For the record, please consider these points in reviewing 110 Neale Avenue:
· I am the Owner [and Manager] of Short/Aspen, LLC, the owner of the property at 114
Neale Street, where I am a part-time resident.
·I only saw the Notice of this hearing several days ago, and that Major renovation plans are in
the works.
·I do appreciate the Notice and the opportunity to provide some comments on the plan
before you today.
·Because this is so new, I have not had an opportunity to fully review the plans or retain an
architect to evaluate the impact on my adjacent neighboring historic structure.
·Although I am not an architect, and I do want to have an architect better explain to me the
impacts, I do have some concerns about the proposed plan at this time:
o I note that the renovated east/west? ridgeline appears to extend 16+ inches above
the north/south ridgeline at the back of the property (see page 70 of packet –
Proposed Site Plan at Roof).
o I am concerned that the addition of this new mass bulk to the viewshed from our
historic property might not relate to 114 Neale and, may be jarring or even an
obstruction of line of sight .
o I also note that there are a number of recorded covenants running to the benefit of
114 Neale and to the burden of 110 Neale related to height, view, and windows.
Given that I just became aware of this, I have not had an opportunity to confirm that
the new plans comply with the covenants.
·I am not requesting at this time that the application be denied, but I am requesting that a
decision by this Commission becontinued so that I and experts I will retain can better
evaluate the plans and confer with the project architect to determine the impact on 114
Neale and whether we can support or oppose the application. If the Hearing cannot be
continued, then I will have to take the position that I am opposed to the Plan.
I concur with the City of Aspen that this plan needs to offer adherence to the RDH Standards and
better keep to the integrity of Aspen’s historic providence.
