Property: 128 Main Street; Legally described as Lot F, G, H, and I less the Northerly 75 Feet thereof, and all of lots P, Q, R, and S and that part of the vacated alley bounded by the extension of the easterly lot lines of lots I and S and the westerly lot lines of lots F and P, all in Block 66, City and Townsite of Aspen Colorado. PID# 273512438005. Determination: This 27th day of July 2021, the following alteration has been approved as represented in the land use application. Project Details and Review Criteria A new exterior Dutch-door will be added to the North wall of the non-historic addition on the Sardy House. The existing window and stone lintel and sill to be removed, new Dutch-door will match existing back entry, hardware finish will be bronze to match existing exterior doors, new stone lintel will be added above to match existing condition at existing window above, brick will be cut in a minimally invasive manner to allow install of new Dutch-door, existing driveway brick will be slope and re-set to ensure the exterior step height complies with Building Code, and no exterior light is required per the Building Department. The following is a condition of this approval: Submittal of the Dutch-door shop drawings for HPC Staff Review is requested. The project qualifies for a Certificate of No Negative Effect according to Section 26.415.070.B of the Municipal Code as it entails site improvements to a landmark property in the historic district. Based on a review of the applicable Commercial, Lodging and Historic Design Standards and Guidelines, staff finds the proposed work will not diminish, eliminate or adversely affect the historic landmark or significant historic and/or architectural character of the Historic District in which it is located. _________________________________ Natalie Feinberg Lopez, Historic Preservation Officer Expires 3 years from date of separately issued Development Order.
