Re: Revision - 134 East Bleeker Street Minor HPC Review, Temporary “Relocation” to
enlarge the existing basement, and Variations for existing historic shed
Dear HP Staff and HPC,
Thank you for the thoughtful staff memo. The drawing set has been updated to include a
foundation detail, a lighting plan, and a simple gooseneck sconce light fixture adjacent to the main
and secondary entry doors. No landscape lighting is proposed at this time.
We present the following revisions to address some of the conditions of approval proposed by
staff.
2. Restudy the secondary walkway to minimize its visual
presence and meet Design Guidelines 10.9 & 4.1, to be
reviewed and approved by staff and monitor prior to building
permit submission.
Response – The secondary walkway from Aspen
Street currently exists and is proposed to be updated
as part of the remodel project. The walkway is
revised to be detached from the patio and the width
near the building is reduced to clearly convey the
secondary nature of the path.

5. Revise window details on the east elevation of the secondary structure to meet Design Guideline
10.6, to be reviewed and approved by staff and monitor.
Response – The 4-over-4 windows proposed on the first floor of the garage facing Aspen
Street are revised to a more contemporary appearance that relates to the rest of the
windows in the remodeled addition.

7. Minimize the length of the proposed garage door on the north elevation, to be reviewed and
approved by staff and monitor.
Response – We would like
the Board to weigh in on
this condition of approval.
After studying the length
and appearance of the
garage door, we think that
adding a skinny vertical
strip to either end is
inappropriate. The door
will match existing siding
and the corners of the
garage are intact with this
proposal.

8. Restudy the fence design around the historic home to meet Design Guideline 1.19, to be reviewed
and approved by staff and monitor.
Response – A revised fence design is presented below that meets Guideline 1.19 regarding
spacing, materials, and style.
9. Reduce plantings on the west side of the historic home, to be reviewed and approved by staff
and monitor.
Response – As shown in Figure 1, the three rows of small shrubs (spirea) adjacent to the
landmark have been reduce to two rows and a small perennial bed is now proposed
between the landmark and the lilacs.
