DESCRIPTION: The “Mill Building” is located within the Mixed-Use (MU) zone district and contains several offices
and residential units. A condo plat was previously recorded and depicts the building configuration and use
(Reception No. 629290).
Unit 202 contains an office space. A partition wall allows this unit to function as two offices. The owner of the unit
is interested in formalizing this configuration via condominiumization.
To memorialize the configuration and ownership, a condo plat should be recorded pursuant to Land Use Code
Section 26.480.050, Administrative Subdivisions. The plat will depict the configuration and ownership of Unit 202.

PLANNING FEES: $650 deposit for 2 hours of staff time (additional or less hours will be billed or refunded
at a rate of $325 per hour)
REFERRAL FEES: Engineering- $325 for one hour of review time.
TOTAL DEPOSIT: $975.

Applicant’s name, address and phone number, within a letter signed by the applicant stating the name,
address and phone number of the representative authorized to act on behalf of the applicant
A draft plat that meets the requirements of Chapter 26.490, Approval Documents
Street address and legal description of the parcel on which development is proposed to occur,
consisting of a current (no older than 6 months) certificate from a title insurance company, an
ownership and encumbrance report, or attorney licensed to practice in the State of Colorado, listing
the names of all owners of the property, and all mortgages, judgments, liens, easements, contracts and
agreements affecting the parcel, and demonstrating the owner’s right to apply for the Development
Application. The purpose of this requirement is to show that the Applicant has the authority to apply
for a Land Use Case.
A written description of the proposal and an explanation in written, graphic, or model form of how the
proposed development complies with the review standards relevant to the development application.

Once the copy is deemed complete by staff, the following items will then need to be submitted:
