Galena St. Aspen, CO 81611 RE: 202 E. Main Street – Final Major Development and Setback Variations, Public Hearing Response Dear Aspen Historic Preservation Commission, Thank you for your time reviewing our application and for your consideration for Final Major Development Review for 202 E. Main Street. Please see below responses to staff comments and further clarification on items that we have addressed from the recommendation section of the memorandum. Additional drawings and renders have also been included as part of this response submission. As recommended, discussions with the HPC staff, project monitor, and all appropriate city departments will continue as the project prepares for permit submission. We will continue to work with the Parks Department and City Engineering regarding the proposed tree removal and stormwater mitigation plan, especially as it relates to any changes with the landscape plan. Please see attached supplementary diagrams that address the proposed landscape plan – the parti, the planting concept and rain garden diagrams. We will also work with HPC staff and project monitor regarding the preservation approach on the historic resource as it relates to the front doors, transoms and chimney to ensure these features are reconstructed and/or preserved in the most accurate manner. We will also work with HPC staff to review the entry lighting detail at the front porch and FDC hook-up & strobe location prior to building permit submission. Please see attached cut sheets for the proposed gutter, downspout and snow clips for the HPC board to review. For the proposed skylight, please see revised drawings and renders. Due to staff concerns regarding the new skylight on the historic roof, we have revised this construction detail to keep the existing historic roof rafters in place. A new skylight is proposed in the same location (on the historic resource), but this curb mounted skylight would be installed on top of the roof to avoid damaging the existing roof rafters. This installation would only impact the new shingles and sheathing as the existing asphalt shingles are to be removed. We propose painting the existing rafters white and keeping them in place so that in the future the skylight could be entirely removed, and the original roof condition be restored. No rafters or joists would be cut to install the skylight. We plan to discuss this detail further at the hearing and hope it would appeal to staff concerns. One clarifying note on the plans has been updated re: the parking space width. 8’-6” dimension is now noted on drawing 2/A2.0.
