This office represents the owner real property located at 208 E. Main Street, Aspen, CO
81611 (the "Property"). The letter of authorization is attached as Exhibit A. The purpose of this
letter is to apply for approval of the Condominium Map for the Property.
A mixed -use duplex was recently constructed on the Property and the purpose of the
Condominium Map is to designate and depict the two condominium units. The proposed new
Condominium Map is enclosed as Exhibit B. Pursuant to Section 26.480.050A., City of Aspen
Land Use Regulations, we respectfully request approval of Exhibit B as the Condominium Map of
the Property.
CONDOMINIUMIZATION APPLICATION REQUIREMENTS:
1. Completed Land Use Application and signed Fee Agreement are provided as Exhibit C.
2. Pre -Application Conference Summary is provided as Exhibit D.
3. The street address for the units is above. The legal descriptions of the Units are on the draft
Condominium Map (Exhibit B). The parcel identification number is above.
4. A draft Condominium Map that meets the requirements of LUC §26.490 and Title 29
Engineering Design Standards is provided (Exhibit B).

DESCRIPTION: The subject property is in the Mixed-Use (MU) zone district and is a Historic Site with the historic
address of 208 E Main Street. A multi-unit/multi-use duplex is being developed. The applicant is interested in
condominiumizing the new duplex to separate ownership.
The subject property was a single-family residence known as 208 E Main Street prior to redevelopment. In 2012 a
request for a Lot Split was made (Ordinance #15, Series of 2012, Reception Number 593852). Lot 2 of the Main
Street Victorians Historic Landmark Lot Split is the parcel requested for condominiumization in this application. A
Final Major Development approval for an addition at the rear of the historic Victorian-era miner’s cottage was
made from the Historic Preservation Commission via Resolution No. 33, Series of 2013. The rear unit known as
Unit 102, is residential. The historic front-facing unit known as Unit 101 is commercial-use. This
condominiumization is subject to any conditions in the Ordinance.
To memorialize the new duplex configuration at 208 E Main Street with the front-facing that will be commercial
use (Unit 101) and the rear residential addition accessed via the alley (Unit 102), the existing condo plat should be
amended pursuant to Land Use Code Section 26.480.050, Administrative Subdivisions. The amendment will depict
the revised design of the new duplex and update any change in ownership.
