DESCRIPTION: The subject property is in the Mixed-Use (MU) zone district and is a Historic Site with the historic
address of 208 E Main Street. A multi-unit/multi-use duplex is being developed. The applicant is interested in
condominiumizing the new duplex to separate ownership.
The subject property was a single-family residence known as 208 E Main Street prior to redevelopment. In 2012 a
request for a Lot Split was made (Ordinance #15, Series of 2012, Reception Number 593852). Lot 2 of the Main
Street Victorians Historic Landmark Lot Split is the parcel requested for condominiumization in this application. A
Final Major Development approval for an addition at the rear of the historic Victorian-era miner’s cottage was
made from the Historic Preservation Commission via Resolution No. 33, Series of 2013. The rear unit known as
Unit 102, is residential. The historic front-facing unit known as Unit 101 is commercial-use. This
condominiumization is subject to any conditions in the Ordinance.
To memorialize the new duplex configuration at 208 E Main Street with the front-facing that will be commercial
use (Unit 101) and the rear residential addition accessed via the alley (Unit 102), the existing condo plat should be
amended pursuant to Land Use Code Section 26.480.050, Administrative Subdivisions. The amendment will depict
the revised design of the new duplex and update any change in ownership.

at a rate of $325 per hour)

Applicant’s name, address and phone number, within a letter signed by the applicant stating the name,
address and phone number of the representative authorized to act on behalf of the applicant
A draft plat that meets the requirements of Chapter 26.490, Approval Documents and Title 29
requirements of the City of Aspen’s Engineering Department.
Street address and legal description of the parcel on which development is proposed to occur,
consisting of a current (no older than 6 months) certificate from a title insurance company, an
ownership and encumbrance report, or attorney licensed to practice in the State of Colorado, listing
the names of all owners of the property, and all mortgages, judgments, liens, easements, contracts and
agreements affecting the parcel, and demonstrating the owner’s right to apply for the Development
Application. The purpose of this requirement is to show that the Applicant has the authority to apply
for a Land Use Case.
