Garmisch Street; legally described as Lots A-S, plus vacated alley, Block 57, City and Townsite of Aspen Colorado. PID# 2735-124-36-850 Determination: This 3rd day of April, 2023, the following alterations have been approved as represented in the land use application: • Reconstruction of the east and west building entry stairs, handrails and retaining walls. Site walls will be repaired salvaging existing brick from the rear face to repair the front face as needed. The reconstruction matches the historic design to the extent possible, with adaptations to current Building Code. • ADA compliant improvements to the non-historic south entrance to the building. Project Details and Review Criteria The existing entries are severely deteriorated and are a maintenance, safety and aesthetic concern. The project qualifies for a Certificate of No Negative Effect according to Section 26.415.070.B of the Municipal Code as it entails site improvements and efforts to restore the building to its historic appearance. Based on a review of the applicable Historic Preservation Design Guidelines, staff finds the proposed work will not diminish, eliminate or adversely affect the significant historic and/or architectural character of the landmark and the guidelines are met with no additional conditions. _________________________________ Amy Simon, Planning Director Expires 3 years from date of separately issued Development Order.
