Bleeker Street Hello Sara, We reviewed the question about how the temporary relocation of the addition will impact the previously given approval for the side yard setback variation. The approval granted by HPC for the variation and design of the addition may remain so long as no changes to the location, height, or massing/design of the addition is proposed. As you continue to work with the design team about the plans for relocation on the site, please continue to keep us informed and send us the final plan for Staff and Monitor review and approval. Bleeker Street Hi Sarah, To follow up on the variation issue #2 below: the variations for the addition were granted in the 1990s by HPC (see attached 1990s approved plans, first page. Hpc resos from this era are spotty at best). Shouldn’t the addition variations remain in effect if we temporarily shift the addition over and then back? Landmarks are exempt from relocation being considered demo, so can the project maintain the hpc granted variations from the 1990s? Could we shift the connector temporarily without losing the two story height? Also – are we allowed to underpin and raise the addition a few feet to dig underneath without issue. There may be an option to access the area under the addition from the rear by shifting the barn over temporarily. Thanks Sarah. I know there are a lot of questions in this email. I’m trying to help steer the team. Bleeker Street Hello Sara, After reviewing the material for Staff and Monitor review, there are two items that have come to our attention: 1.) The drawing showing the curb height of the lightwell needs to be measured from grade. Please revise the drawing to show the correct height for review. 3 2.) With the revised relocation scope for the addition, HPC would need to grant a setback variation for the addition to return back to its location in the side yard setback. (Variations were only granted to the secondary “barn” structure, and we are looking at the end of October per our current agenda schedule for HPC.) As for the remaining items about the roof penetrations and AC locations, Staff & Monitor find them to be appropriate. Let us know your thoughts and how the applicant would like to proceed regarding the setback variation request. Bleeker Street Hi Sarah, I have attached some project monitoring items for 134 E. Bleeker. Please reach out with any questions. Relocation Please find attached an updated relocation plan for 134 East Bleeker Street. The revised plan only shifts the connector + non-historic addition to the east of the property to excavate. The historic home and barn will be temporarily lifted in their current locations to complete the required excavation. Gutters, flues, vents A gutter/flue/vent plan is attached. As you will see, the goal is to use existing openings and penetrations and to avoid new openings. Simple lead coated copper gutters are proposed. AC units AC units are proposed with plant screening behind the new addition. The AC units are below the 30” height requirement and as such are located in the side setback, fully shielded from view.
