I am writing to voice my concerns regarding the redevelopment of the house located at 135 W. Francis
Street in Aspen.
My name is Heather Vicenzi and I reside at 201 W. Francis Street. My father purchased the house in
1977. I was lucky enough to grow up in this house and it has been my permanent, full time home since
his passing in 2007.
My house is an old, brick Victorian built in 1889. A major concern is that the excavating and subsequent
building of a new large basement across the street will damage the foundation, and possibly structure of
the entire house.
I understand the owner of 135 W. Francis has the right to alter the house on their property, but I would
like to be assured proper mitigation is in place regarding the possible impact on my property.
I would like to thank you for the suggestion to revise the original plan from July 28th to change the new
addition’s roof to a gable style. I believe it is a much better fit for the neighborhood. I am still wary
about a large portion of it being a flat roof deck. The master bedroom in my house looks directly across
at the second floor of 135 W. Francis. A roof deck could potentially create light pollution.
My other major concern is parking.
Like most full time residents, I have been surrounded by construction for years. It seems people are
replacing homes yearly in the blocks around my home. The construction vehicles are everywhere and
have been known to park on the lawn.
