The east side of the historic resource has two that may remain. It is policy to protect to the property line with a double layer drywall system on the interior wall in conjunction with a fire sprinkler system. 2) The IRC requires a one hour rated wall with no openings in the wall located from 0 to 3’ from a property line. The openings proposed in the addition from grid line F to J with a fire separation distance 1’11” from the property line are not permitted. 3) A class A roof with snow stops along the west side will be required. Main Hi- i didn’t get referral comments from Building on the attached project. This goes to HPC for review tomorrow night. We are recommending continuation due to concerns listed below (and some design issues). Anyone want to send me some comments asap?    1. The architect is to provide additional information on how the resource will betemporarily stored on site or suspended above the basement excavation. 2. The architect is to preliminarily address the constructability of the project given thesite conditions and proposed setbacks, and is to address future maintenance of thestructure along the side lot lines.3. It is not clear from the plans that all drainage will be retained on the site. A gutter onthe west side of the cabin appears to cross the property line and the garage eavesreach the lot lines with no gutters (unless they are internal and not clearly depicted.) Clarification is needed.4. The architect must work with Engineering to advance the stormwater plan, and mustdepict green roofs for HPC review if this becomes the solution.5. Investigate whether a transformer will be needed on the site.6. Continue to review the impact of trees on the adjacent properties relative to theplanned basement excavation. Main Hello, The attached application for Conceptual Major Development, On-site Relocation and Setback Variations at 227 E. Main Street will be reviewed by HPC on February 12th. This is a miner’s cottage on a 3,000 square foot lot. It has been essentially unoccupied for a while after being the long-time home of a store called Gypsy Woman. The historic structure is in poor condition. The new owner plans to restore the miner’s cottage and construct a full basement and addition. The only variation requests are related to setbacks.
