I do have 2 comments though: 1. Emergency overflow path of dry well: I don't have any information on this nor any idea of where it is planned. When there is a heavy rainfall, I get a stream-flow of mud and water from the Aspen St end of the alley into the back patio area of 127 E Hallam. I will object if this emergency flow is directed to the alley - unless the City and/or applicant corrects the current drainage problem. Please let me know who will be in charge in the engineering department for approving the plan so I am able to weigh in. 2. Returning to wood shakes on the roofs: Areas where roof projections are less than 3 feet from the property line need to be 1 hour fire resistance rated on the underside. I am surprised wood roofs are still allowed based on the fire danger they present. I know the wood shacks are HPC desirable, but seems dangerous with the new climate in Aspen. 3. CMP: I would like to know who specifically I can speak with to ensure that the general contractor has a parking plan for his staff and his subcontractors. I recall when Fox Crossing was developed, they had a specific plan to prevent every employee and subcontractor from being allowed to park on site. I don't care about the street parking issues but have experienced significant issues in the past with the alley parking that prevented myself and renters in 127 from entering and leaving the alley parking spaces. Many calls to the parking department didn't resolve it and they are only open on weekdays. The prevention of the current chronic alley parking that has been occurring for the recent remodel after the ownership change, as well as maintenance personnel visiting the home is also at issue. It needs to be different than what was allowed for Sherlock Homes when it was the general Contractor on the 2 properties that were redeveloped on the other end of the alley. Thank you for your concern and follow-up. Warm regards, Denise -- Denise Diers Principal Diers & Associates Consulting, LLC O: (970) 920-4921 dediers1@gmail.com
