DEVELOPMENT APPROVAL
Notice is hereby given to the general public of the approval of a site specific development plan,
and the creation of a vested property right pursuant to the Land Use Code of the City of Aspen and
Title 24, Article 68, Colorado Revised Statutes, pertaining to the following legally described
property: 202 East Main Street, Legally described as Lot 1, Main Street Victorians Historic Landmark
Lot Split Subdivision Exemption, According to the Plat thereof recorded November 9, 2012 in Plat
Book 100 at Page 92, City and Townsite of Aspen, Colorado, PID# 2737-073-99-001. Final Major
Development has been granted to demolish the non-historic addition, restore and relocate the historic
house on a new basement, and construct a new addition. Setback variations and a floor area bonus
were granted. The Historic Preservation Commission (HPC) approval was granted on May 12, 2021
