Amended Land Use Application
City of Aspen Historic Preservation Commission
Location: 205 W Main Street, Aspen, CO
RE: Narrative of Changes in response to HPC Comments received October 26th, 2022
The applicant has reviewed and responded to the comments received from the Historic
Preservation Commission in the October 26th, 2022 meeting. Below is a narrative of the changes
made.
‐ Comment:
o In reference to Historic Preservation Design Guidelines, Section 11: New Buildings
on Landmark Properties, Item 11.3 Construct a new building to appear similar in
scale and proportion with the historic buildings on a parcel. It is the HPC’s opinion
that the scale and proportion of the new building does not meet this guideline.
‐ HPC Response Guideline:
o The Main Street 3rd floor façade is not fitting the mass and scale of the historic
resource and should be pulled back from Main Street. The benchmark of grid line
HC was given as a reference point for the façade to be returned to.
‐ Applicant Response:
o The applicant has studied the reduction the 3rd floor for the new building façade
to fit the scale and proportion of the historic resource façade as given in the
recommended guideline. The resultant is two options that the applicant would
like to present and invite the HPC to advise on.
o Option A:
Façade:
The Main Street third floor façade has been moved back by 9’-0”
from the originally presented location, totaling a setback of 18’-8”
from the Main Street property line at the third floor. It is notable the
façade is also now behind the ridge line of the historic resource’s
roof.
Unit Size:
The third floor unit 301 has been reduced from a 2 Bedroom AH
Unit with 866sf Net Livable Area (NLA) to a 1 Bedroom AH Unit with
641sf NLA. This unit has been sized to maximize livability and closer
meet the APCHA recommended 1 bedroom square footage of
700sf.
