The civil engineer has coordinated with COA engineering department and has determined that rain gardens would be the best solution for this site. Attached is a preliminary plan showing where they could be located both on our site and in the R.O.W. The preliminary calculations have been confirmed to allow for compliance in these areas. As for the transformer, we have confirmed with COA Utility department that there is a transformer on the west end of the alley that has room for our service. We have done the load calculations for the project to confirm the transformer will be adequate. See the attached correspondence and calculations. I’ll send to HPC. Will you be allowed to have the two lightwells in the r.o.w. on the east side? FYI, HPC gets concerned about drywell covers in the foreground of historic resources. The typical solution has been to install a lid on those that can be planted with sod. Congratulations to you and Kevin for such a thorough and well-illustrated memo and attachments. To confirm information from our Friday meeting: we have it confirmed from the Electric Department that a 3-phase transformer down the alley would have suitable capacity for this project. Also, we have a conceptual stormwater management program in the works which we can present at the meeting. I’m assuming that your office will provide a PPT with key points from the memo. Based on that, we would have a relatively brief presentation emphasizing the continuity with the Main Street Historic District and compatibility with the historic house. We are also looking at presenting information on the quality of the proposed units and their relation to employment at the Molly Gibson Lodge. Can you clarify that you have recently found another source for a replica shingle that does match the original, and that’s what you will use on the main roof and dormers (at least this is what I think you’ve said). What are you proposing for the finish? If these roofs were painted historically, that seems appropriate. Do you have any photos of the finished projects from the installers you’ve been in touch with? I think using original shingle on the porch roof is a good idea. Are the smaller singles that were on the porch all unusable? Are the ones you would use from the roof significantly larger? Would you paint the old ones on the porch or clear coat them? The patina is beautiful and may be worth leaving on the porch, however it sounds like it would arguably be a misrepresentation of how the roof was meant to look. I’m going to support your request. I’m just looking for details here. It sounds like the existing porch roof has a slightly smaller shingle dimension than the rest of the roof – the plan is to only source one size replica shingle so the front porch replica shingles can either be the original shingle reused if possible, or if a replica is used, it would be a little bigger than existing condition.
