Determination: This 10thth day of August 2023, the following alterations have been
approved with no conditions.
Project Details and Review Criteria
The applicant is making minor changes to the exterior of a non-contributing building in the
Commercial Core Historic District by undertaking the following work as represented in the
land use application:
• Removal of applied ornamentation, mailbox near central entrance, directional light
on sofit at westmost south entrance, and patio fabric panel east wall.
• Repainting all exterior steel elements on the south façade of 1st-story and the 2nd
story balcony cladding.
• Replacing 1st-story fenestration on south façade and patio. Size of existing
openings to remain the same:
o Existing westmost door and transom on south façade with a solid wood door
and a perforated-panel transom.
o Existing south facade, projecting windows with fixed frame, steel storefront
window units and transoms.
o Existing central entrance, sidelight and transom with a custom glazed door,
steel panels, and new sidelight and transom.
o Existing fenestration on within patio with new steel framed fenestration
and steel wainscot panels on the east facing wall.
• Replacement of the following materials on the 1st story:
o Stone veneer on the south façade projecting bay and the stone and red
brick veneer on northwest patio corner with black brick veneer.
o Southwest corner stone veneer with red brick veneer to match existing.
o Grey flagstone ground pavers with black brick pavers.
o Soffit material at south façade entries and patio with wood.
o Sconce light on west end of south façade.
o Fabric patio canopy.
• Installation of directional light on sofit of central entrance and freestanding concrete
planters on south and east sides of patio.
The project qualifies for a Certificate of No Negative Effect according to Aspen Municipal
Code Subsection 26.415.070(b) as it entails alterations to a noncontributing building
within historic district that have no adverse effect on its historic or architectural character.
Reviewed based on applicable Commercial, Lodging and Historic Design Standards and
Guidelines (1.2, 1.4 – 1.6, 1.12, 1.16, 1.17, 1.14, 1.22, 1.23, 1.25, 1.26, 1.33, PA6.1 – 6.4,
2.1, 2.3 – 2.14), staff finds that the work will not diminish, eliminate or adversely affect the
significant historic and/or architectural character of the Historic District in which it is
located and that the design standards and guidelines applicable to this scope of work are
met, with no conditions.
