Here they are. With this, please feel free to submit for your building permit (I don’t remember if you’ve done pre-submittal with Building yet or not, but please coordinate with them.) 1. In the building permit, please carry forward the representation that the driveway will be gravel tracks set in grass, leading to a small flagstone patio at the front of the house. 2. In the building permit, please provide more detail on the vertical siding for the addition, clarifying whether it will be T&G or butt jointed vertical boards. Please clarify the width of the vertical boards, which should be similar to the exposure of the clapboards on the historic resource. 3. In the building permit, please clearly detail how historic materials will be retained on the upper level of the northeast façade, while accommodating the doors and windows being added at the new bedroom deck. 4. In the building permit, please carry forward the representations below regarding approved garage fenestration. Can you please clarify what the material is for the driveway and driving tracks? " The idea is to use gravel for the driving tracks surrounded by native seed grass reducing hard escape to protect blue spruce. We think that continuing the flagstone used around the other parts of the landscaping is consistent with what hpc has already approved and is the material we would use for the space in front of the south facing bedrooms. "On the revised east elevation of the addition, please confirm that you will retain the little bit of horizontal siding on upper floor of historic part of the building. " Confirmed, we will use wood from the historic resource, the wood will be horizontal, historic, and reused from the existing resource. "What is the finish for the vertical siding on the new addition? Will you apply vertical siding on the west elevation, where you are making about a 4’ addition? " The siding on the addition will be vertical wood. The updates incorporate the remaining staff and monitor feedback: a two track driveway, emphasizing soft scape in front of the resource, but meeting city parking requirements the historic resource addition is clad in vertical wood, in character with the historic resource the garage is stucco, consistent with the overall material palette for the historic resource and addition The above design moves are consistent with the conditions set forth by staff and monitor. Therefore, staff and monitor approval is requested. Necking down the driveway to remove the encroachment over the neighbor’s property is approved, as is the elimination of landscape in front of the historic garage in favor of movable planters that you may place on the surface of the driveway. The simplified window design for the garage is approved, as is filling in the southeast corner that was previously shown as a notch out of the footprint of the garage. Paving the driveway with flagstone is not approved. The original plan to have paved driveway tracks set in a field of a softer material, like gravel or something compacted, is the preference. The use of stone on the addition to the historic house and on the garage are not approved. The monitors and I feel that it is out of character with the historic resource and complicating the material palette by introducing this on the small addition to the rear of the resource. Please restudy the material selection again. Options that might be approved on the house include vertical wood siding, stucco that is scored in a way that reflects the siding or some other aspect of the historic part of the building, or another alterative that meets the goal of relating to the resource, but subtlety distinguishing new from old. The garage is preferred to be stucco as originally proposed. You do have the option of approaching the full board with these requests. That would be scheduled at the start of a regular meeting. At the moment that cannot be scheduled until Oct. 25th, so we are a ways out. Please let me know if you have any questions.
