HomeMy WebLinkAboutDevelopment Order.314 RiversideDEVELOPMENT ORDER of the City of Aspen Community Development Department This Development Order, hereinafter "Order", is hereby issued pursuant to Section 26.304.080, "Development Orders", and Section 26.308.010, "Vested Property Rights", of the City of Aspen Municipal Code. This Order allows development of a site -specific development plan pursuant to the provisions of the land use approvals, described herein. The effective date of this Order shall also be the initiation date of a three-year vested property right. The vested property right shall expire on the day after the third anniversary of the effective date of this Order, unless a building permit application submittal is accepted and deemed complete by the Chief Building Official, pursuant to Section 26.304.090, or unless an exemption, extension, reinstatement, or a revocation is issued by City Council pursuant to Section 26.308.010. After Expiration of vested property rights, this Order shall remain in full force and effect, excluding any growth management allotments granted pursuant to Section 26.470, but shall be subject to any amendments to the Land Use Code adopted since the effective date of this Order. This Development Order is associated with the property noted below for the site specific development plan as described below. Cohen Barry M Rev Liv Trust and Cohen Lisa Taitelman Rev Liv Trust, 289 Laurel Ave, Highland Park IL 60035 Property Owner's Name, Mailing Address 314 Riverside Avenue, Legally described as Unit 2, Pine River Townhomes, a Condominium, according to the map thereof recorded January 21, 1994 in Plat Book 33 at Page 66 as Reception No. 366003 and the First Amended Plat of Condominiums Units 1 & 2 Pine River Townhomes recorded April 16, 2004 in Plat Book 68 at Page 99 as Reception No. 496584 and as defined and described by the Condominium Declaration of Pine River Townhomes, a Condominium Recorded January 21, 1994 in Book 739 at Page 473 as Reception No. 366002, Pitkin County, Colorado. PID# 2737-181- 59-800 Legal Description and Street Address of Subject Property The applicant has received approval for a Stream Margin Review Exemption to make various improvements, including an in -ground irrigation system, addition of a sand set patio, and replacement of an existing at grade walkway (see Notice of Approval Reception No. 690255).
