The existing front door faces the alley. The existing structure has a deck on the second level. The proposed project includes the remodel of the residence, including the deck on the second level. The project also includes the addition of a single car garage accessed via the alley, with an art studio above the garage. The existing front door will be relocated to face 7th Street. Due to the existing front facade’s proximity to the setback, the proposed depth of the projecting one-story element over the proposed front door does not meet the minimum 6’-0” required by 26.410.030.B.4. The proposed element is greater than 20% of the overall width requirement and still meets the intent of the code by clearly expressing a one-story scale to the street over the primary entrance to the house.
