Dear Gavin ,
We have received your land use application for 413 E. Main Street – Minor Development Review
and Commercial Design Review (LPA-22-068 ) and reviewed it for completeness.
This letter only addresses the fenestration changes that we have discussed with you and
responded to with a pre-application summary first issued on May 18, 2021.
Your Land Use Application is currently Incomplete.
The following are needed for this application:
• Please complete and sign the Agreement to Pay form.
• Proof of Ownership: Certificate from a title insurance company, an ownership and
encumbrance report, or a letter from an attorney licensed to practice in the State of
Colorado. Please read the description provided in the preapplication survey for information
that needs to be included. We require information from the owner of the building, including
their authorization for Jing to submit for land use review to alter fenestration.
• Completed HOA Compliance form
• List of adjacent property owners within 300’ for public hearing
• A written description that explains how the proposed development meets the review
standards and design guidelines relevant to the application. Please revise the application
to remove the references to a dining room addition as it requires a separate pre-application
conference, as recently conveyed to you via email by Amy Simon, Planning Director.
Once you have compiled the remaining items for your application, email them to Sarah Yoon
