Property: 419 E. Hyman Avenue, Unit 7A; Legally described as Paragon Building Condominiums, Unit 7A, City and Townsite of Aspen Colorado. PID# 2737-182- 16-201. Determination: This 14`h day of April, 2020, the following alterations have been approved with no conditions. Project Details and Review Criteria The applicant is undertaking work on the second floor, Unit 7A, to replace all non -historic windows with like for like replacements. No changes will be made to the dimensions or architectural details of the window openings. Replace 7 windows on the north (front) elevation, io windows on the west elevation, and 3 windows on the south (alley) elevation, A total of 20 windows will be replaced. Repair brick exterior on the south (alley) elevation with matching bricks and mortar to existing. Install new wall cap penetration on the south (alley) elevation for a combined exhaust. The project qualifies for a Certificate of No Negative Effect according to Section 26.475.070.13 of the Municipal Code as it entails replacement of fenestration to a historic landmark in the Commercial Core Historic District. Based on a review of the applicable Historic Preservation Design Guidelines and the Commercial, Lodging and Historic District Design Standards and Guidelines, staff finds that the work will not diminish, eliminate or adversely affect the significant historic and/or architectural character of the subject property on which it is located and that the design guidelines applicable to this scope of work are met, with no conditions. Simon, Expires 3 yeafs from date of separately issued Development Order. Issuance of this certificate does not exempt the applicant from complying with all City codes, including land use and building codes.
