Durant Avenue, Unit 1, Durant Galena Condominium, Aspen, CO. PID# 2737-182- 22-oo8. Project Details and Review Criteria The applicant proposes changes to a ground floor storefront at 516 E. Durant. This building is in the Commercial Core Historic District but is not landmark designated. The project qualifies for a Historic Preservation Certificate of No Negative Effect according to Section 26.415.07o.B of the Municipal Code, as the work entails alterations to a structure which is "non-contributing" to the district. Based on a review of the applicable Commercial, Lodging and Historic Design Standards and Guidelines, Staff finds that the work will not diminish, eliminate or adversely affect the significant historic and/or architectural character of the subject property or Historic District in which it is located and that the design standards and guidelines applicable to this remodel are met, with no conditions. This 2s ' day of February, 2020, the following alteration has been approved as represented in the land use application: • Conversion of a south facing window to a door Additionally, the applicant intends to install an awning over the new door and the easternmost storefront window, Awnings do not typically require a Certificate of No Negative Effect and can proceed directly to building permit, however at permit review they must be found to comply with the following design guideline: 72.5 Awnings must be functional. • An awning must project at least 3 feet, and not more than 5 feet from the building fa4ade. • An awning may only be installed at a door or window and must fit within the limits of the door or window opening. • Awnings are inappropriate on AspenModern properties unless historic evidence shows Simon./Historic Preservation Officer Expires 3,7years from date of separately issued Development Order. Issuance of this certificate does not exempt the applicant from complying with all City codes, including land use and building codes.
