Applicant: ORG Properties LLC, owner of the property, has authorized
Silverpeak Corp., James Young, to file this application.
Property: 520 East Cooper Avenue, Unit RB-1; Legally described as UNIT
RB-1, ASPENHOF, as shown on the Condominium Map thereof as
recorded in Plat Book 4 at Page 136, City and Townsite of Aspen
Colorado. PID# 2737-182-24-016.
Determination: This 22nd day of September, 2020, the following alteration has been
approved with no conditions.
Project Details and Review Criteria
The applicant is remodeling a non-contributing building in the Commercial Core Historic
District by undertaking the following work as represented in the land use application:
• Clad the exterior walls of the subgrade courtyard with barnwood.
The project qualifies for a Certificate of No Negative Effect according to Section
26.415.070.B of the Municipal Code as it entails alterations to a non-contributing building
within the historic district.
The property is located in the midground of the Courthouse Viewplane and the Main
Street Viewplane but the proposed exterior alteration does not create an infringement into
the viewplanes nor visibly increases the height or mass of the building from the reference
points (Section 26.435.050).
Review based on applicable Commercial, Lodging and Historic Design Standards and
Guidelines (1.22, 1.23, 1.24, 1.33, and 1.35), staff finds that the work will not diminish,
eliminate or adversely affect the significant historic and/or architectural character of the
subject property or Historic District in which it is located and that the design standards
and guidelines applicable to this remodel are met, with no conditions.
