Land Use Application LPA-21-091 - #2
The application includes the following requests for no-negative effect:
Rooftop Amenities:
(a) Proposed location of a Rooftop Kitchen and Island in compliance with 26.575.020.(f).(4).l
Permanent Rooftop Amenities. Included is KWID Page I-104, I-910, and I-910A
(b) Umbrella Receiver attachment detail shown in ASI#2 included at the request of the Aspen Fire
Department for Life Safety. The attached ASI shows a plate and receiver detail which will be cut
flush with the deck floor. This custom fabricated receiver will accept a Tucci umbrella post and
allow the Umbrella to be slipped in for use, and removed for storage where appropriate.
Per the attached detail, the receiver plate is attached via all thread beneath the pedestal deck system.
The paver can be pulled up and the receiver unbolted from the structural slab if required.

Contractor shall thoroughly evaluate the changes, additions, and/or deletions described herein,
and provide the owner and architect with a written change order request identifying the cost
and schedule impacts associated with implementation of these modifications. Upon the owner’s
written acceptance of the contractor’s change order, this work shall be made a part of the
Contract Documents for the above referenced project as fully and completely as if the same
were fully set forth therein.

1. UMBRELLA BASE PLATE ANCHORAGE DETAILS: Incorporate the following attached details for the
purpose of elevating umbrella base connection penetrations through waterproofing above primary
waterproofing drainage surface and to secure base plate to building structure:
a. SK-4, “BASE PLATE AT CONCRETE CURB PLAN VIEW”
b. SK-5, “CONCRETE CURB SECTION AT UMBRELLA RECEPTOR”
c. SK-6, “CONCRETE CURB SECTION AT BASE PLATE ANCHOR BOLTS ”
Note: umbrella base plate and anchorage to building structure has been designed to develop full
capacity of manufacturer’s standard umbrella receptor attachment. Umbrella canopy should be closed
and secured during periods of high winds and as otherwise recommended by the manufacturer to
prevent damage or failure of umbrella or umbrella receptor attachment.

CONCRETE CURB INSTALLATION NOTES:
1. Provide roughened surface of existing concrete deck to match CSP 7 per ICRI 310.2R.
2. Clean prepared area surfaces with dry, oil -free compressed -air jet.
3. Install formwork as required. Do not use form release agents containing waxes, oils, silicones or other resins that may inhibit adhesion of waterproofing.
4. Wet existing concrete deck surface to saturated surface -dry (SSD) condition at least 1 hour prior to curb placement. Maintain surfaces at this condition until placement.
If forms are filled with water prior to placement to achieve SSD, ensure that standing or flowing water is removed and surfaces are allowed to dry to saturated,
surface -dry condition.
5. Batch, mix, and install material per manufacturer's requirements. Do not use partial bags.
6. Consolidate material with mechanical vibrating equipment, so that the material is thoroughly worked around reinforcement and other embedded items and into corners.
7. Curing method (moisture retaining cover, such as a burlap -polyethylene sheet) shall be applied within 30 minutes of material finishing. Maintain material in a moist
condition for at least seven days after placing.
8. Following removal of forms, carefully inspect the curb for proper consolidation or cracking around the perimeter. If these conditions exist, notify the Architect/Engineer.
9. Concrete curb material shall be MasterEmaco S 466C1. Alternates must be in writing approved by Architect/Engineer prior to placement.
