Specific notes and details shall take precedence over general notes and details; and, where conflicting requirements exist, the more stringent requirement shall govern. 2.Architect/Engineer's approval must be secured for all substitutions. 3.Contractor is responsible for all permits, inspections, and related fees associated with the execution and completion of the work. 4.All building and site elements not specifically noted for removal shall be protected throughout execution of the work. Any damage shall be repaired by the Contractor at no cost to the Owner. 5.All waste and debris resulting from the work shall be promptly removed and properly disposed of off-site. B.Sequencing of Work 1.Contractor is responsible for traffic control and installing and maintaining the proper signage to direct pedestrian and automotive traffic around the construction area. Barricades shall be installed as necessary to control and direct traffic. C.Discovery and Field Verification 1.All dimensions provided are approximate and shall be field verified by the Contractor and pertinent Sub Contractor(s). Any conflicts that will impact the project cost or schedule shall be brought to the attention of the Architect prior to performing the effected work. 2.Dimensions not provided shall be field measured by Contractor. 3.During construction, the contractor may encounter existing conditions which are not currently known or are at variance with project documentation (discovery). Such conditions may interfere with new construction or require protection and/or support of existing work during construction, or may consist of damage or deterioration to materials or components which could jeopardize the integrity of the building. 4.The Contractor shall notify the Architect of all discoveries he believes may interfere with proper execution of the work or jeopardize the integrity of the building prior to proceeding with work related to such discoveries. 5.The documents may specify dimensions, elevations and construction conditions to be field verified. The Contractor shall be responsible for field verification of all specified conditions prior to proceeding with the construction or fabrication of any components related to such conditions. This field verification shall be made in a timely manner so as to cause no delays in execution of the work. D.Structural Stability During Construction 1.The Contractor shall be responsible for all construction means and methods. 2.The Contractor, in the proper sequence, shall provide appropriate shoring and bracing as may be required during construction to achieve the final completed structure. E.Contractor shall not use heavy equipment nor stack materials in such a way that may over-load the existing structure. F.Governing Building Code: International Existing Building Code (IEBC) 2015 as amended by the municipality of Aspen and International Swimming Pool and Spa Code (ISPSC) 2015. G.Portions of the original construction documents prepared by Poss Architecture + Planning (Poss) have been recreated within these documents for reference and context. These graphics are typically shown with halftone for clarity and to distinguish this information from new information generated by WJE. WJE cannot attest to the accuracy of the Poss documents relative to as-constructed conditions - see Discovery and Field Verification above. GENERAL NOTES A.General Intent 1.The repairs outlined herein are intended to establish a water tight terrace deck assembly at the Level 5 Roof Terrance and Level 4 Terrace, functional surface and subsurface drainage, and continuous integration with adjacent new and existing assemblies. B.Summary of Work Level 2 Terrace - Guest Bedroom §Remove paving system, but topping slab and hydronic heat system to remain §Carefully remove 16-inch square min. of concrete around primary and secondary drains without damaging waterproofing, hydronic tubing, or surrounding construction to remain §Clean existing drains, extend drainage mat as required, and secure filter fabric between drain riser and drainage mat to ensure subsurface drainage remains open §Patch concrete and install new paving system in mortar bed. Level 3 Terrace - Living Dining §Remove and replace paving system and topping slab §Existing waterproofing to remain - inspect and perform any required patching §Clean existing drains, extend drainage mat as required, and secure filter fabric between drain riser and drainage mat to ensure subsurface drainage remains open §New pedestal set paving system to accommodate drainage away from lift-and-slide door thresholds down to drainage mat Level 3 Terrace - Guest Bedroom §Remove paving system, but topping slab and hydronic heat system to remain §Carefully remove 16-inch square min. of concrete around primary and secondary drains without damaging waterproofing, hydronic tubing, or surrounding construction to remain §Clean existing drains, extend drainage mat as required, and secure filter fabric between drain riser and drainage mat to ensure subsurface drainage remains open §Patch concrete and install new paving system in mortar bed. General Intent 1. The repairs outlined herein are intended to achieve the following: A. Establish a continuous air/water barrier behind effected wall claddings that is properly integrated with terrace waterproofing, fenestrations, and adjacent assemblies to remain. B. Incorporate sill pan flashings at indicated fenestrations and establish an air barrier seal between these fenestrations and the air/water barrier of the surrounding cladding systems. C. Cap weep holes mistakenly installed through sill cladding at the second floor windows. B. Summary of Work Level 2 Terrace - Guest Bedrooms •Temporarily remove doors, install sill pan flashing, and reinstall existing doors •Repair existing weep holes at all windows •Install continuous backer rod and sealant joint between interior side of all fenestration frames and the rough opening flashings at the sill/threshold, head, and jambs. Level 3 Terrace - Living Room •Temporarily remove stone cladding at base of wall as required to facilitate remove excess mortar and repair to AWB at all penetrations, then reinstall cladding Level 3 Terrace - Guest Bedroom •Remove and replace zinc cladding to facilitate repair to AWB at all penetrations •Temporarily remove sliding door and install sill pan flashing. Reinstall door Level 4 Terrace •Temporarily remove swing door and sliding door/window at south wall of Master Foyer. ZONING REVIEW DOCUMENTS08-12-2021 KEYED NOTES - DEMOLITION PLAN: At Level 4 and above, remove all zinc panel cladding and associated trim, flashings, and hat channel furring. Within the area of cladding removal, remove all weather resistive barrier, and damaged sheathing, framing and insulation that cannot be repaired. Where weather resistive barrier is removed, cut clean and square edges to allow for installation of new water resistive barrier with appropriate lapping and integration into existing. Remove, store, and protect for re-use handrails and zinc panel doors and access panel frames. Remove, store, and protect for re-use swing door and adjacent sidelight windows (where present), lift and slide door/window, or lift and slide doors. Remove and discard surrounding interior finishes and trim. Remove, store, and protect for re-use terrace guardrails and all applicable hardware. Lift and slide doors and thresholds to remain. Protect from construction activities. Remove waterproofing components at sill. Remove and replace existing drains, refer to detail 3/A4.0 Remove and discard paver system, grout bed, mortar bed, drainage mat, as well as hydronic heat tubing back to manifold. Clean out the drain weep holes. Remove and discard paver system, overburden, waterproofing, and snow melt tubing back to manifold at all terraces. Remove, store, and protect for re-use metal coping/plates and associated flashing as necessary. Remove, store, and protect for re-use all lighting, low-voltage equipment, railings, and associated attachments. Remove all landscaping and waterproofing. Remove, store, and protect for re-use concrete coping on remaining planter walls as necessary. Salvage existing planter drains. Remove strainer, clamping ring, and drain riser. Remove all mineral deposits. Clean, store, and prep for re-installation. Ensure all weeps are free from obstruction. Remove hot tub, surrounding coping, and snow melt tubing. Remove south facing knee wall for removal of hot tub. Remove waterproofing below hot tub. Remove, store, and protect for re-use all lighting, low voltage equipment piping, coping support pedestals, and railings and associated attachments. Store and protect hot tub for re-use. Test hot tub to ensure it does not leak prior to re-installation. Remove hearth wall, stone top, and fireplace mantel. Remove and discard windows. Remove planter wall. Remove, store, and protect for re-use all lighting, low-voltage equipment, and railings and associated attachments. Discard concrete coping at demolished walls only. Remove and discard paver system and grout bed on entire terrace; Carefully remove concrete topping slab without damaging hydronic heat tubing around drain and doors as indicated, refer to details on A4.1 Temporarily remove stone ballast adjacent to the window sill, carefully remove granulated cap sheet to allow for access to the existing waterproofing for raising of window sill and tie-in with new waterproofing repair. Remove lower portion of wall framing (temporarily bracing upper portion of wall to remain in place) to allow access to existing terrace waterproofing membrane assembly for removal and replacement with new waterproofing assembly (do not extend deck assembly insulation into enclosed space) Temporarily remove siding as required to facilitate repairs at adjacent conditions. Temporarily remove siding and flashing at base of wall and provide access to Architect/Engineer for review and verification of existing conditions. Remove kitchenette. Cap plumbing. Temporarily remove panels as required to access and detail existing AWB around penetrations. Remove, store, and protect for re-use zinc access panel doors and frames. Stabilize and support stone above and temporarily remove stone veneer cladding at base of wall only as necessary to access drainage cavity and facilitate work called for on sheet A2.1. Remove and discard paver system and grout bed on landing and stairs. Temporarily remove, store, and protect for re-use the precast coping. Remove and discard metal flashing to expose top of underlying framed or CMU perimeter walls. Temporarily remove, store, and protect for re-use the steel coping (channel and bent plate). Remove and discard metal drip flashing. Remove the lower portion of the existing wall AWB, sheathing, and metal wall framing to facilitate installation of concrete curb and elevate metal stud framing above waterproofing surface. GENERAL NOTES - DEMOLITION PLAN: 1.See cover sheet (A0.0) for additional notes and requirements. 2.The plan layout and dimensions depicted on this sheet were taken from the original construction documents. Variations may and likely do exist. Contractor shall field verify all information critical for bidding and execution of the work. 3.Remove, store, and protect for re-use all peripheral items such as furnishings, light fixtures, ceiling fans, door bells, and other items that are within the area of work or that could be damaged as a result of the work to be performed. 4.Once fenestration, surrounding interior finishes, cladding, deck paving, and other overburden materials have been removed and underlying framing and substrate conditions are exposed, notify and provide access to architect/engineer for further review and assessment. Perform additional demolition as directed by architect/engineer. 5. Additional investigation, directed by the Architect/Engineer, will be required at various locations to assess and, if appropriate, explore further conditions that present legitimate concerns with regard to the building enclosure’s performance. These additional investigations are needed to needed to determine the final extent and scope of repair. The Contractor shall facilitate additional investigation work, including but not limited to the following: a. Coordinate with the Architect/Engineer of investigation activities and on-going construction activities. b. Provide equipment as necessary to enable access to the work for Architect/Engineer investigation. c. Perform additional demolition as directed by the architect/engineer. This may result in additional demolition and exploratory openings not identified on the demolition drawings or notes. d. Provide all necessary resources for the implementation of diagnostic water nozzle testing, including but not limited to water (at appropriate pressure) and electricity. 6.
