HI Mike,
Code states that this type of MFU (under 10 units) would be required to provide 120 SF of
trash/recycling space. I can’t tell if this hits that target, but It looks like it’s at least 100 SF. Since it is
not adjacent to an alleyway, it would likely be a special review (if it triggered code, which I don’t
think this does.). My primary concern is to enclose the trash and recycling containers and provide
enough space for both trash and recycling (ideally enough room for compost, but you know what
they say about ideals…). Overall, I think I would approve this under special review if the enclosure is
wildlife proof.
However, the triggers for this being subject to space requirements of code would be if the project
meets the definition of demolition or if they add two more lodge units. It seems as if neither of those
conditions are met.

Hi Liz,
We have a variance request in process for 2 detached garages on Matchless Drive and it has
recently come to my attention that included in the request is a trash/recycling area between
the 2 garages. Could take a quick peek at this application and let me know if it meets EH
requirements/standards? The proposed site plan is located at the end of the pdf.
