NOTICE OF APPROVAL
FOR AN ADMINISTRATIVE RESIDENTIAL DESIGN STANDARD VARIATION FOR
REMODELING THE GARAGE DOOR, ON THE PROPERTY COMMONLY
DESCRIBED AS 1235 RED BUTTE DR, AND LEGALLY DESCRIBED AS
SUBDIVISION: RED BUTTE EAST LOT: 2.

SUBJECT & SITE OF APPROVAL:
The Applicant has requested alternative compliance for the Residential Design Standard for a
Garage Door Design (flexible) (26.410.030.C.4). The subject property is at 1235 Red Butte Dr,
with a Parcel ID of 2735-01-30-6002, and legally described as listed above.
SUMMARY:
The applicant is proposing a remodel of the garage door design, which will be a single door for
the 2-car garage that exists. Because the door is not designed to appear as 2 separate doors, the
new proposal requires an alternative compliance review.
The Residential Design Standards (Chapter 26.410) apply to this application. The proposal
complies with all standards except 26.410.030.C.4 Garage Door Design (Flexible). Pursuant to
Garage Design (Flexible) 26.410.030.C.4.C, “a garage door that is visible from a street or alley
shall utilize an articulation technique to break up its façade.” The options that fulfill that standard
are either to create Two Separate Doors or the Appearance of Two Separate Doors.
The applicant is proposing a garage door with articulation on the left side of the garage door
rather than center. The applicant is therefore seeking a Residential Design Standard Alternative
Compliance for the garage door design that does not meet these two options.
STAFF EVALUATION:
The project is a remodel of an existing structure. The applicant is proposing to update the
existing garage door in a manner that does not meet the requirements that it appear as two garage
doors. However, the proposal does include a design articulation that creates articulation of the
door.
Given that the applicant’s proposal does utilize an articulation technique to break up its façade,
the City staff finds that the design meets the overall intent of the code of promoting a streetscape

that maximizes visual interest by minimizing unarticulated expanses of garage doors. Further, the
garage door side facing and therefore is not facing Red Butte Drive or any public right of way,
which makes its design less impactful on the streetscape.
The City of Aspen Building Department has reviewed the garage door replacement and found
that the new door does not affect the existing header condition, nor will it change the loading on
this header.
DECISION:
The Community Development Director finds the requested Alternative Compliance to the
Residential Design Standards for the garage door design as noted above meets the
requirements as described in the Land Use Code, and hereby APPROVES the request.
