Galena Street Aspen, CO 81611 Re: 820 East Cooper Ave. HPC Memo Responses Dear Sarah: On behalf of Lauren Bullard (Applicant), Zone 4 Architects would like to include the attached files in response to your HPC memo. There are 2 primary updates included in the drawings. 1. The existing roof material was incorrectly shown as metal in the application submitted, and has been revised to reflect the dark grey asphalt shingles; 2. The existing site plan correctly shows the wood deck as no longer on site after its permitted removal this spring. More specifically, the Applicant has been in close correspondence with the Parks Department regarding tree removal and mitigation (Condition #2). Site meetings, email, and phone conversations have been held between the Applicant and the Parks Department and Utility Department to understand the scope of their proposed landscaping and its relationship to the WELS review criteria. As a result, the disturbance area has been determined to be under the WELS threshold for review and will not be considered a major engineering review. (conditions #1, #2) The Applicant will work with staff and monitor to bring the front façade pavers into conformance with Design Guidelines 1.12+1.13. The intent is to have a connection of pervious pavers along the west side yard with the front pathway; the Applicant is amenable to offsetting these front façade pavers from the building to provide relief for sod or plantings where the historic resource meets the ground (Condition #3). Details for the proposed pervious pavers will be supplied at building permit for approval (Condition #4). The Applicant understands the importance of preserving the historic resource when restoring the front door to the historic condition. The General Contractor will work with staff when addressing the front door to integrate the new door with the historic siding (Condition #5). Currently, the existing site has adequate parking on site and will maintain the parking spaces already there (Condition #7).
