With the mutual understanding that it will be required to work with staff on the details of the window restoration, you may proceed with submitting for the permit. Please note that it may be in your best interest to at least have the egress window detail dialed in with this permit. - All windows on the historic resource appear to be historic except the one in the southwest corner of the property.  Size of window, sill, sash and window opening must remain.  Recondition and restore historic wood window.  Maintain single-pane glass.  May use efficient storm windows.  Existing divided lite window design on west elevation must be maintained.  Restoration must be done by an preservation expert. - Exterior framing around the windows do not appear to be original to the miner’s cabin.  May be replaced but corners should have a corner cut.  Match trim detail with the front door. - The non-historic window may be replaced to meet egress requirements.  Provide cut sheet for replacement window for review. It should match the divided lite design as seen on this elevation of the home. - Provide a floor plan of existing conditions for the Building Department to confirm bedroom layout. Again, staff finds the existing windows are historic and highly recommend reaching out to an expert on window restoration techniques to ensure the work is completed according to the Design Guidelines. Wholesale replacement would not be an appropriate method for this property at this time.
