Pfister Subdivision •3 Parcels •Surrounded by Maroon Creek Club, not part of MCC. •511 Lazy Chair Ranch Rd.: 8040 Greenline Approval Request Permitted Use Variance (Section 26.314.030.b): “… to allow for the temporary off-site location or storage of materials, structures or equipment pursuant to building construction or construction staging.” Proposal: Use Lot 3 for construction staging and parking during the construction of 511 Lazy Chair Ranch Rd. (Lot 2) Staging 511 Lazy Chair Ranch Rd. Review Criteria 1.Notice: Proper notice must have been provided (MET) 2.Hardship: Variance is reasonable, and to deny would cause a hardship. (MET) 3.Impacts: Activities must minimize disruption to neighborhood. (MET) 4.Ownership: Properties must be owned by the same owner, or written permission must be grated. (MET) 5.Restoration: Site must be adequately restored after completion. (MET) Referral Agencies Parks and Engineering Department Agree with Staff’s position - support a recommendation of approval with conditions. Conditions of approval included in the draft resolution that address their comments. Staff Recommends the BOA Approve the requested Land Use Review, with the conditions.
