SUMMARY:
The Applicant has requested an administrative GMQS review for one (1) Demolition Allotment to
fully demolish the existing residential single-family structure. The subject property is located at
1340 Snowbunny Lane, legally described above.
STAFF EVALUATION:
An application was submitted by BendonAdams (the Authorized Representative) in accordance
with the provisions of Ordinance No. 23, Series of 2023. Staff reviewed the application for
completeness and found that it meets the review criteria of Land Use Code Section 26.470.090.C.
The application represents all standards and requirements prescribed in the Residential Demolition
and Redevelopment Standards shall be met. Staff deemed the application complete on January 18,
2024.
On February 201h a demolition allotment lottery was administered by the Community Development
Department and witnessed by the City Clerk and City attorney. Members of the public were present
as well. The first four properties selected via the lottery were awarded a demolition allotment.
The subject property was drawn fourth and is therefore granted one of the four demolition
allotments available in 2024.

DECISION:
The Community Development Director finds the Administrative GMQS review for one (1)
Single -Family or Duplex Demolition Allotment meets the requirements of Land Use Code
Section 26.470.090.0 and hereby APPROVES the request, subject to the following
conditions•
1. All requirements of the Residential Demolition and Redevelopment standards must
be met before building permit issuance.
2. The building permit application must include a signed and notarized affidavit from
the property owner, or successors stating the following:
a. All requirements of the Building IQ program shall be met.
b. All provisions of the Embodied Carbon requirement shall be met prior to
receipt of a Certificate of Occupancy.
3. Approval and related vesting are limited to the issuance of a GMQS Demolition
Allotment and Residential Demolition and Redevelopment Standards. The property
is subject to all other requirements of the Land Use and Building Codes in effect at
the time of building permit submission.

This Development Order, hereinafter "Order", is hereby issued pursuant to Section 26.304.080,
"Development Orders", and Section 26.308.010, "Vested Property Rights", of the City of Aspen
Municipal Code. This Order allows development of a site -specific development plan pursuant to
the provisions of the land use approvals, described herein. The effective date of this Order shall
also be the initiation date of a three-year vested property right. The vested property right shall
expire on the day after the third anniversary of the effective date of this Order, unless a building
permit application submittal is accepted and deemed complete by the Chief Building Official,
pursuant to Section 26.304.090, or unless an exemption, extension, reinstatement, or a revocation
is issued by City Council pursuant to Section 26.308.010. After Expiration of vested property
rights, this Order shall remain in ftrll force and effect, excluding any growth management
allotments granted pursuant to Section 26.470, but shall be subject to any amendments to the
Land Use Code adopted since the effective date of this Order.
