Dear Jennifer:
The following information and enclosed exhibits describe the redesign of the Gorsuch
Haus project, which has been in process since the February 13th, 2017 City Council
meeting. The project has been fully redesigned and this additional material has been
provided to update the Council in advance of the next meeting.
The team is excited about the following information which supersedes the February 13th
materials that were presented and discussed. The revised project is compliant with Lodge
District zoning and is 17,676sf smaller than the previous submittal.

With the key count proposed, the current Lodge District Zone would allow a total floor
area of just less than 70,000sf, considering the lot area of the project. Within the total
allowed square footage, the project could include at least 15,000sf of free market
residential space.
The project’s floor area, as presented on February 13th, was lower than the permitted
Lodge District Zone FAR and the free market square footage was even less than the
potential allowed. This fully demonstrates our commitment to the concept of a lodge and
active public hotel (see Proposed Project Density table on the next page).

The hotel building on Lot 1 has been reduced by almost 9,000sf. This is comparable to the
size of the Sardy House on Main Street. Overall, the reduction in the hotel project size
means that through the design strategies, the reduction in program uses and the redesign
of the massing have removed 17,676sf of heated building area from the Gorsuch Haus
project (see Project Size Reduction table below).

ADDITIONAL PROJECT IMPROVEMENTS:
• Overall building length reduced by 80’
• Increased length of the turn-around from 100’ to 130’ enlarging the public use
area by 25%
• 6,476sf of private land will be dedicated to public right-of-way use
• Increased onsite Employee Housing
The enclosed graphic exhibits help visualize the full extent of the revised project:
1. A comparison elevation showing the revised massing and program overlaying the
February 13th proposed building elevation with the current proposal.
2. A revised illustrative sketch of the ski portal and hotel as seen from the
roundabout (also included in the March 10th memo to City Council).
