Interior SF Disturbed is 3,158 SF. 2.0 Project Introduction 2.1 Disturbance Area: Total Interior Remodel area is 3,158 SF. 2.2 Location: 716 E. Hopkins Ave. Aspen, CO 81611. Vicinity Map Attached Page 7. 2.3 Description/Background Information: Remove existing fixtures and finishes, cabinetry, doors, etc. Replace all in kind. New staircase design. Add some lighting and replace the in-floor electric heating with similar. 3.0 Project Documentation. 3.1 Permit Types, Permit#s. A Building Permit will be obtained for this project. In addition, sub-permits will be obtained: Plumbing,Mechanical, Electrical, Roofing. The contractor shall maintain all applicable local, state and federal licenses and permits that apply to the construction project. 3.2 Public/Project Notification. A project update shall be provided to the public on a basis no less than monthly, via website, newspaper, on-site notices, or other accepted means of notification(per request of the City of Aspen). The first public notification shall occur no later than 10 days prior to construction. The update shall include a description of the current project phase, list any traffic and/or pedestrian concerns, and describe hauling/staging operations. All parties within 300 ft will be notified a minimum 10 days prior to commencement of work. A Project Foreman's contact info will be provided. 3.3 Project Sign. A project sign shall be posted that includes the permit number, emergency contact, GC contact, and project address. All signs shall be 18"x 24"in size. Holidays and various Non-Working days set forth by the City of Aspen will be followed. 4.3 Construction Sequence-Schedule: Construction will take approximately 8 months. - Month 1: Notify neighbors, place dumpster, begin gross demotlition of flooring, fixtures, finishes, cabinets, appliances, floor heat film, walls per plan, remove tile and stone, remove all drywall. Coordinate with Architects and Structural Engineers after gross demolition. Begin prepping sub-floor and framing walls to plan. -Month 2: Framing, Blocking, MEP Demo and Rough-Ins, begin Structural Steel/ Staicase -Month 3: Continue MEP Rough-Ins, Finish Framing, continue with structural steel -Month 4: Finish MEP Rough-Ins, Rough-In Inspections, Install Insulation, Begin RECEIVED DrywallEC 05/23/2022 ASPEN BUILDING DEPARTMENT S ru1 ■n■ BUILT - Month 5: Complete Drywall & Texture, Begin Installing Cabinets/Closets, Tile, Interior Doors painting and installing -Month 6: Finish Installing Cabinetry, continue tiling bathrooms & entries, begin finish carpentry and trim, begin installing door and cabinet hardware -Month 7: Countertops, Flooring, Painting & Finishing, begin MEP Trim-outs -Month 8: Finish Floors, Complete Painting, Complete MEP Trim-outs, Punch- listing, Place Furniture & Furnishings 4.4 Adjacent Property Owners: Adjacent Properties will be notified of the construction: We will work with Pitkin Green's Management to notify neighboring units and coordinate construction activities to minimize impact to other units/guests. 4.5 Construction Fencing. None needed for interior work. 4.6 Public Health and Welfare. All construction projects located within the City of Aspen shall uphold utmost respect to public health and welfare. 4.7 Natural Environment. Interior work only. 5.0 Site and ROW management plan 5.1 ROW Management Plan—If ROW Encroachments are required,permits shall be obtained. 5.2 Emergency Vehicle Access and Ordinance 35. Ordinance 35 will be adhered to, emergency access at the property will be maintained at all times. 5.3 Construction Parking Details. Construction vehicles will utilize the parking provided on the premises. Paid street parking will be used as necessary. HOA rules/Construction Guidelines are to be followed. 5.4 Staging Areas. Staging of materials will occur on site as labeled by the CMP. All material will be stored in an appropriate area adhering to all BMP's. Absolutely no staging will occur within the City ROW. 5.5 ROW Limitations. No construction trailer will be required, all materials will be �IVED im delivered at time of use, and small materials will be stored in the unit or off-site. NE:r 05/323/2022 ASPEN BUILDING DEPARTMENT 5P11 1 BUILT material will be stored in any public right-of-way. 5.6 SITE PLAN— See attached, page 8. 5.7 WASTE MANAGEMENT A dumpster will be placed on the premises for waste removal. Bear proof waste containers will be available on site for food waste. Construction related materials will be sorted on site and placed in appropriate containers. 6.0 Traffic Control. 6.1 General. All traffic control operations shall be managed by the designated certified traffic control supervisor if required. 6.2 Haul Routes. Interior work only. 6.3 Onsite Vehicle Limitations. All vehicles proposed to be used will qualify for road vehicle weight and height limitations. 6.4 Delivery requirements. Trips will be coordinated to ensure that only one large truck will be onsite at any given time. Delivery vehicles will not be allowed to idle for more than 5 mins per City of Aspen Vehicle Idling regulations. Deliveries requiring unloading time will be coordibnated with parking and/or temp encrochment permits as well as the HOA. 6.5 Traffic Control Plan. N/A 7.0 Pedestrian Protection. The project will comply with pedestrian safety per City code 21.04.060,MUTCD Chapter 6D, the Americans with Disability Act, and IBC Chapter 33. 8.0 Sediment Control.—N/A interior work only 8.1 N/A. 8.2 Smuggler Mountain Restrictions. Do not apply. 9.0 Fugitive Dust Control Plan—N/A interior work only, no earthmoving or import/export of soil. 10.0 Emissions. 10.1 General. The project intends to comply with City Code. 10.2 Emissions for Diesel Powered Engines. The project intends to comply with City Code. 11.0 Noise Suppression. 11.1 General. The project intends to comply with City Code. 11.2 Noise Suppression Plan. No Formal Noise Suppression proposal will be submitted to the City. The Project intends to comply with City Code. Activities involving work that creates noise exceeding 70dB will not take place during On-Season Winter Time Frame: November 15th through March 31 st. All other dates work will not exceed 80dB. 11.4 Specific restrictions related to manufacturing on site. It is not proposed that any manufacturing will occur on site. 12.0 Enforcement. 12.1 City Construction Mitigation Officer. The project intends to comply with City Code. 12.2 Corrective Action. The project intends to comply with City Code. 13.0 CONSTRUCTION MITIGATION COMMITTEE - The project is not applying for any exemptions.
