In speaking with the project's general contractor, Bunchman Enterprises,it sounds like the owners gave direction to remove and replace the entirety of the concrete walkways all the way to the decks along the front of each residence. Neither YCCD nor the city's engineering inspector were consulted regarding this change.The ramifications are that any site work must be brought into compliance with current regulations. The walkways were surveyed by SurvCo, Inc.and the information was provided on a drawing titled Grading As Built Survey with a date of 07 October 2022. It is included as Attachment#1.Upon review,it appears the walkways leading to Units 1 and 2 were constructed with positive slope toward the new concrete drain pan.This will result in the runoff being captured by the new private storm system and discharged into the below-grade detention and infiltration system.The walkways leading to Units 3 and 4,unfortunately,appear to be quite flat.There is negligible positive drainage. In a large storm event,runoff is likely to move northeasterly toward the new concrete pan. But during small storm events,water is likely to sit on the walkways until it evaporates.This is likely to result in icing during the cold months and will require additional maintenance.The general contractor believes the walkways have a cross slope to move runoff toward softscape,but YCCD cannot verify this based upon the survey information provided. In summary,YCCD is unable to draft a document which states the reconstructed walkways are in conformance with current regulations,which mandate positive drainage.
