Review Comments RECEIVED 12/24/2020 ASPEN BUILDING DEPARTMENT CCC First Review 1040 and 1050 Matchless Drive December 23, 2020 The items noted below with a comment number(B-1, B-2 etc.)are items that need to be corrected to show compliance with the applicable codes. Please provide a written response indicating where the corrections are made on the plans. This will speed up the second review process. BUILDING CODE COMMENTS B-1 This project does not specify if it was designed as an accessory structure to the duplexes per the 2015 IRC or if it was designed as a U occupancy per the 2015 IBC. This will need to be specified. We have based comments on 2015 IRC compliance. B-2 Refer to sheet A0.01; a. Listed that 0 hour fire resistance rating requirements for the building elements. However, it appears the building will be located a foot away from the property line. This will require for the wall to have a 1 hour fire rating with no openings. 2015 IRC Table R302.1(1). b. Indicates will be an unconditioned building. The assemblies on sheet A7.01 contain insulation. The code would allow an insulated unconditioned building. Please verify these buildings will not be conditioned. B-3 Refer to the ES evaluation report for the Versashield Fire-Resistant Roof Deck Protection and Underlayment; section 1.0 does not demonstrate it is in compliance with the 2015 edition of the IRC. Please provide an updated evaluation B-4 Refer to sheets A2.01 and A7.01; the following wall types do not match what is listed: a. Sheet A2.01 it lists the separation wall from units 1 from 2 and 3 from 4 as wall type W2 but on sheet A7.01 wall type W2 is listed as the trash enclosure wall (Exterior) b. Sheet A2.01 lists the trach enclosure walls as wall type W3, but on sheet A7.01 lists wall type W3 as the foundation wall. B-5 Please verify with the jurisdiction if this project will qualify for the exception to section of R309.6 as amended by Aspen. STRUCTURAL COMMENTS S-1 Refer to sheet S0.001: a. The Design Loads list the Site Elevations, K, and Ground Snow Load as ???. The established ground snow load for Aspen is 100 psf. Please clarify. b. Please verify that a portal frame design will not be required at the overhead garage door openings. S-2 Refer to sheet S6.001: a.
