This review is not a building permit. The local jurisdiction is responsible for issuing the appropriate permits based on this review. The approval of plans and specifications does not permit the violation of any section of any federal, state or local regulations. All comments in this report are based on the information provided on the drawings and supporting documentation provided for review. Applicants are encouraged to seek professional review to ensure compliance with the ADA. 11/03/2021 3 | P age Mozingo Code Group, LLC REVIEW COMMENTS The items noted below with a comment number (B-1, B-2 etc.) are items that need to be corrected to show compliance with the applicable codes. Please provide a written response indicating where the corrections are made on the plans. This will speed up the review process. Additional comments may be forthcoming once revised plans and documents are received for review. BUILDING CODE COMMENTS B-1 The Architectural plans all have the wrong address on them. The address should be 155 Miners Trail Road and not 202 Lone Pine Rd, Unit #8. Please revise. B-2 Refer to Sheet A3.4e: The plans reflect new roofing material to be installed. Please specify how the materials meet the Class A roof coverings as required by IRC R902.1 as amended by the City of Aspen. Also please specify how the ice barrier requirements of R905.2.7.1 as amended by the City of Aspen will be met. B-3 Please specify how the altered roof will meet the snow shed design requirements of IRC R910 as amended by the City of Aspen. STRUCTURAL COMMENTS The scope of this review is limited to the structural plans provided for review. Structural Plan Comments: S-1 Sheet S2.001: It appears the pilaster section cut near A-2 is referring to section 3/S6.001. Please update this section. S-2 Sheet S2.001: The note provided for the spa slab-on-grade indicates the subgrade is to be prepared per the project geotechnical report. No geotechnical report was provided for review with this submittal and there is no information on the general notes sheet specifying a geotechnical engineer for the project, a project report, or a report date. Please clarify requirements. S-3 Sheet S2.003: The two new door headers on gridline A appear to have a substantialimpact on the lateral performance. Please verify this modification will not be substantial enough to trigger a lateral review per the 2015 IEBC. If a lateral review is required, please identify brace wall lines and provide all brace wall information outlined in the 2015 IRC section R106.1.3. Please also identify any lateral elements or walls used for lateral resistance for any locations where the braced wall method does not apply. S-4 Sheet S6.001, Section 2: Sheet S2.003 indicates the ledger on gridline 6 is to be attached to each stud with (3) SDS screws but this section indicates the ledger will be attached to an existing header where only a single line of SDS screws will be possible. Please clarify. S-5 Sheet S6.001, Section 2: Please dimension minimum upper and lower edge distances for the SDS screws connecting the new ledger to the existing beam as required to achieve the desired vertical capacity. Either (3) #3 ties or (2) #4 ties are required in the top 5 inches where there are anchor bolts. MECHANICAL CODE COMMENTS M-1 Exhaust fans are required in all bathing rooms and water closet rooms. In the bathrooms that have a separate water closet room, please add an additional exhaust fan in the bath/shower spaces to allow for the exhaust of moisture in those areas per IRC R303.3 as amen ded by the City of Aspen. PLUMBING CODE COMMENTS P-1 A new outdoor gas grill is being installed, as well as an additional indoor fireplace and additional snow melt. The plans did not include gas pipe sizing calculations to ensure that the gas lines could handle the new appliances. Subject to field inspection unless plans provided for review. Noted, no response needed per City of Aspen ENERGY CODE COMMENTS EN-1 N/A ELECTRICAL CODE COMMENTS E-1 The electric sheets do not show existing or proposed smoke or carbon monoxide detection devices. All smoke alarms shall be installed in accordance with IRC 314. All carbon monoxide detection shall be installed in accordance with City of Aspen Municipal Code Chapter 8.15.
