It should be known that this review shall
not relieve the applicant of their
responsibility to comply with the
requirements of the City of Aspen
Municipal Code. Pursuant to
Sec.26.104.050, any permit or approval
issued in error or otherwise not in
conformity with the requirements of this
Title, shall be void. Similarly, any permit
or approval issued in reliance upon or
as a result of, a materially false
statement or representation made in
the process of obtaining the permit or
development approval shall, likewise,
be void. Any person having received a
void or voidable permit or approval
shall not be relieved from having to
comply with all applicable terms and
conditions of this Title and the City shall
not be estopped from fully enforcing
same.

Change Order 01 – Summary
Change order 01 is a structural clarification to replace insufficient existing roof framing. The existing
interior volume remains unchanged. Ceilings heights are not impacted, and the overall area remains the
same.
New parallel chord trusses will replace existing dimensional lumber roof framing. The height of the
building will increase approximately 12”-18” as a result. Final heights will be determined through the
design-build-engineering process by the roof truss manufacturer. We are submitting the worst case
(18”) scenario should we need a 24” tall truss.
Included with the change order submittal are the following drawings:
1. Structural engineering drawings
2. Calculations for both height and demolition area
3. Architectural elevations showing the height increase

We have reviewed the Schematic Pricing Drawings for the remodel at 1215 Snowbunny Lane, Unit B
provided by your office, dated February 18, 2022. The drawings show a single family residence,
approximately 2,700 square feet in size with an attached garage and a finished basement. We
understand that as a part of the remodel, many of the interior walls will be reconfigured and/or removed.
Prior to removal or demolition of any interior walls or framing members, internal wall and ceiling finishes
shall be partially removed to allow observation of the structural system. Once the structure is visible, we
shall be contacted to perform a structural observation of the exposed structure in order to determine the
structural implications of the proposed modifications. Demolition or removal of any framing members
shall not proceed until this visit is completed.
If structural reinforcement, strengthening, or modifications are necessary, we can provide sealed
structural plans and details as required.
