HomeMy WebLinkAboutFile Documents.1215 Snowbunny Ln.0063-2022-BRES (16)May 31,2023 Bryan May Architecture 501 Rio Grande Pl Suite 109 Aspen,CO 81611 Attn:Bryan May Re:Structural Remodel 1215 Snowbunny Lane Unit A,Aspen,CO 81611 Dear Bryan, We understand that you intend to replace the roofing at 1215 Snowbunny Lane,Unit A in Aspen,CO and that rigid insulation may be added to the roof as a part of the re-roofing project.The existing structure is a single-story,wood-framed residence built in the mid 1960s.The construction appears to be typical of the era in which it was built with 2x stud walls supporting 4x12 roof beams topped with 1¼”thick tongue and groove sheathing.The gable roof has a moderate slope,estimated to be 2:12,with the wood beams running flat and the tongue and groove sheathing following the roof slope. We have performed an analysis to determine the ability of the roof to support the new loads that would be imposed by the re-roofing project including the weight of the insulation and the potential for modified snow loads that would result from the altered insulation condition.Our analysis indicates that neither the existing tongue and groove sheathing nor the 4x12 roof beams have sufficient capacity to support additional loading in excess of what is already in place. Any re-roofing project that will change the load to the structural framing members,such as the addition of insulation,alteration of roof profile,or change to snow load criteria will require strengthening of the existing roof.Alternatively,a removal and replacement of the existing roofing with a roof material of similar weight would be structurally acceptable.
