Simon:
It appears from the photos you submitted the three issues mentioned in the September 9th
letter to the building department have been adequately addressed. They are copied below
for reference:
1. The loft framing and header over the pocket door is adequate as framed assuming there
are at least (4) 16d nails at 16” o.c. attaching the ledger to the stud framing at the north
and south sides of the loft.
2. The new window on the north wall will need a new header, (2-2x6 minimum –
oriented vertically) at or below the loft height. Fasten the existing loft ledger to the
header with 4-16d nails at 16” o.c. or (2) Ledger-lok screws at 16” o.c.. Provide at least
one trimmer for each end of the header.
3. Along the south wall, where the existing door was replaced, the left header support
appears questionable. There should be a header between the upper window and new glass
door to resist lateral wind loads. As a minimum, the header should be at least 2-2x4
oriented flat or 2-2x6’s oriented vertically. Each end of the header should be supported
with at least one trimmer nailed to the king studs. The king studs should be continuous to
the roof. Additional observation holes may be required to verify this condition.
