RECEIVED 10/07/2021 ASPEN BUILDING DEPARTMENT This report does not purport to review, interpret, apply, or certify compliance with the accessibility requirements set forth within the Americans with Disabilities Act (ADA). The application, interpretation and enforcement of the ADA are vested with the Federal Department of Justice. Applicants are encouraged to seek professional review to ensure compliance with the ADA. Review Comments The items noted below with a comment number(B-1, B-2 etc.)are items that need to be corrected to show compliance with the applicable codes. Please provide a written response indicating where the corrections are made on the plans. This will speed up the second review process. BUILDING CODE COMMENTS B-1 Please indicate the location, type and operation of the smoke and CO detectors. R314 and R315. Smoke and CO detectors are shown on Electrical Sheets E2-1, E2-2, and E2-3. On Sheet EO-1, "Fire Alarm Equipment Legend" has been revised to describe type and operation. B-2 Please provide the construction details for the solar panel system to verify conformance with section 324. Sheet A-002, "PHOTOVOLTAIC SOLAR ARRAY" notes revised. Manufacturer report and mounting hardware/details and added, see Document "10.Photovoltaic Report_Mounting.909 E Hopkins (905 Lot 2)....". B-3 Provide details for the radon mitigation system to verify conformance with appendix F. Sheet I-COVER, Radon Mitigation note on Index clarified. Sheet A-502, Notes clarified on Details 5 and 6. B-4 Refer to sheet A-503: a. Provide the stair construction details. Steps, stringers, handrail, landings etc. Structural details were not found in the structural plans. Will this be a deferred submittal? Sheet A-404 STAIR LAYOUT AND DETAIL added. Sheet S3.4 added, Revisions also made to Sheets S1.1, S2.1, and S2.2. STAIR ART SCREEN, Deferred Submittal: This component shall also function as a guardrail for the center portion of the stair, and support for the handrail. Attachment for handrails; and attachment to stringers, treads, and/or columns, to be determined once full extent of design and artist/fabricator known. B-5 Refer to sheet A-601: a. Window note#13. Please indicate the location of required safety glazing to verify conformance with section R308.4. Example windows at the primary and junior bathtubs. Sheet A-601, Window Schedule, Hazardous location notes added to Windows, EF, EG. NA, NC, NH, NI, NJ, SB, WC, WK, WL. STRUCTURAL COMMENTS S-1 Refer to sheet SO.1: a. Please verify that the loading for the solar panels was included in the design. The note on the roof plan, sheet S2.3, showing the location of the solar panels was updated to indicate a maximum uniform load of 3.5 psf corresponding to the cutsheet provided by the solar consultant. S-2 Refer to sheet S2.2: a. Please indicate the required hanger at the 3ply 2x12 at rear patio roof RECEIVED 2IPage Colorado Code Consulting, a Shums Coda Associates Compa'/07/2021 ASPEN BUILDING DEPARTMENT b. Please indicate the required hanger at the 9 '/2" LVL floor joist at the hot tub area. Also, provide a section through the 12x170 beam indicating the stepped condition and joist connection to the beam. The 3ply 2x12 is supported via a column to the foundation below, and the 9 l " LVL joist hanger is now called out on the drawings with a detail cut showing the transition. S-3 Refer to sheet S2.3: a. The note for the rafter tail extension over the junior bath works. This appears to be the same condition intended above the garage, stairs, and primary suite. However, there appears to be a hanger rather then the roof joists bearing on top of the beam. Please clarify. b. Along gridline A it appears the soffit framing should be 90° to the ceiling joists. Currently the framing members are running parallel to the exterior wall without any support. This also occurs at gridlines B, C and D. Please clarify. Additional information, including the rafter tail extensions with hangers and the soffit/eave framing that is oriented perpendicular to the rafters, has been added to the drawings to clarify the roof structure. MECHANICAL CODE COMMENTS M-1 No comments PLUMBING CODE COMMENTS P-1 Plans not required by City of Aspen ENERGY CODE COMMENTS EN-1 Refer to sheet A-502: a. Detail#2. Please indicate the proposed insulation type and R-value. This would be the ceiling for the room below. Sheet A-502, note and insulation added to Detail 2. EN-2 Refer to sheet M3-2: Please indicate the operation of the snow melt sensor to verify conformance with section R403.9 "General Notes" added to Sheet M2-2. a.
