The drawings show a single family residence, two stories tall, and approximately 2,000 square feet in size. We understand that as a part of the remodel, the window openings are being modified to accommodate the proposed layout. Prior to removal or demolition of any framing members, wall and ceiling finishes shall be partially removed to allow observation of the structural system. Once the structure is visible, we shall be contacted to perform a structural observation of the exposed structure in order to determine the structural implications of the proposed modifications. Demolition or removal of any framing members shall not proceed until this visit is completed. If structural reinforcement, strengthening, or modifications are necessary, we can provide sealed structural plans and details as required. All items noted need to be verified, checked, and addressed by the project superintendent or project manager. 1.We visited the site on the morning of July 13 to observe the existing framing in order to understand the existing load path in order to design headers for the revised windows associated with the remodel. Prior to our visit, the interior finishes had been removed up to the ceiling of the second level. The state of the structure at the time of our visit is shown in Image 1 on the following page. 2.The following items were observed during this site visit: 2.1.The floor joists below the original second floor restroom had been significantly compromised. We noted one joist with no end support. Two remediation options are available, depending on whether the existing floor penetration is required to remain: ●If the penetration is to remain, provide a full depth 2x header to support the unsupported end of the existing joist shown in Image 2. The joist end and both ends of the header shall be supported by Simpson LUS210 joist hangers. Sister one additional 2x10 to each of the adjacent joists receiving the joist header. ●If the penetration is to be abandoned, sister a full length 2x10 to the existing joist, ensuring that both ends of the new joist are fully supported by the 2x4 wall at each end. We noted one joist that appeared to have been spliced, but the splice is inadequate for the loads imposed. Provide a new full length 2x10 joist to the existing joist, ensuring that both ends of the new joist are fully supported by the 2x4 wall at each end. See Image 3 - Action Required:YES 2.3.We observed the existing framing and have provided a header schedule for use by the contractor when enlarging existing openings to match the dimensions provided in the architectural drawings.
