MEMORANDUM
Project: Permit 0033-2020-BCOM – 620 Gillespie Ave. – Boettcher Building
Subject: Additional Information Narrative
Date: 01 December 2020
Bonnie and Denis,
The purpose of this memo is to outline several updates to the approved plan set that have been necessitated by
the existing conditions of the Boettcher Building and Pods. Please note, none of these updates change the
layout of the spaces or are “design changes” in nature – all are a direct response to conditions unknown at the
time of permitting and were only discovered upon demolition and inspection of the spaces, or in limited cases the
result of coordination on-site with the inspector.
Architectural:
BA0.4b – NEW SHEET
· COMcheck and associated back-up diagrams added to reflect the reduced insulation thickness possible
at the new roof assembly R2b. See narrative for sheet BA7.1 for further information.
BA0.5 –
· Updated Code Analysis to reflect utilizing COMcheck instead of the prescriptive energy compliance for
the main Boettcher Building. Note, the Pod structures are still able to meet prescriptive compliance.
· Updated Skylight Area based on skylight shop drawings.
· Updated Class A Roof Diagram to note the addition of roof assembly R2b.
BA6.4 –
· Detail 2: Added ½” GWB thermal barrier to enclose the thermal barrier per on-site coordination with
building inspector.
BA6.6 – NEW SHEET
· Detail 1: Added ½” GWB thermal barrier to enclose the thermal barrier per on-site coordination with
building inspector.
BA7.1 –
· Added new assembly R2b to account for less available joist depth than anticipated in portions of the
roof. These portions of the roof were to receive ductwork and could not accommodate the full insulation
depth indicated in assembly R2 without dropping the ceiling which would have impacts on the historic
detailing in these rooms.
· Added a dewpoint analysis for new roof assembly R2b.
· Refer to sheet BA0.4b for locations of roof assembly R2b.
· Note, structural impacts to this unexpected reduction in joist depth were already accounted for in
sistered framing shown on the approved plan set.
Structural:
BS2.1:
· Stair framing at plan west end of pods updated to reflect existing conditions
· Walkway between buildings updated to reflect and maintain existing architectural conditions.
· Opening reinforcing updated for existing conditions in multiple locations by grid 4 and grid 6.5.
· Concrete footing elevations updated in courtyard. 12/02/2020

· Column locations near creative lab updated for existing conditions.
· Footings near creative lab updated for sewer conditions.
· Baseplates at creative lab columns updated.
· Trash enclosure pilasters updated to align gate with existing conditions.
· Trash enclosure slab on grade information added.
BS2.2:
· Pod trusses updated to accommodate increase in snow loading and sheet BS3.1 added.
· Existing framing updated near grid C
· Creative lab updated per architectural coordination with existing conditions.
· Smaller skylight framing updated per existing conditions.
· Joist strengthening increased for mechanical unit loading per discovered existing conditions.
· Beam strengthening for existing beam conditions.
· Overframing extents at courtyard updated to match that shown in architectural approved plan set.
· Steel bents updated per existing conditions.
· Courtyard framing updated per existing conditions and mechanical requirements.
· Steel beam elevations at courtyard updated per existing conditions.
· Steel beam strengthening added for existing W21X55 by grid A.5
· Non-structural steel beam packout added to existing W21X55’s for constructability.
BS3.1 – NEW SHEET
· Sheet added to address existing conditions, namely deficiency in snow load capacity of existing
structure
BS4.1, BS4.2, BS4.3, BS4.4, BS5.1
· Misc. details revisions to address existing conditions per the above plan notes.
